Usage Guidelines:

Renting a parking spot involves a process akin to leasing a property but is generally simpler. The lessee, the individual renting the space from the owner, must consent to the lease terms (whether fixed or monthly) and the specified rent due date each month.

Similar to a residential lease, the lessee cannot sublease the parking space without obtaining the owner’s approval. Additionally, the lessee bears responsibility for maintaining the parking space and their vehicle, including ensuring valid insurance and registration. Personal storage items are not allowed in the parking space area; only vehicles or motorcycles in good condition may occupy the space.

Finding a Monthly Parking Space:

Utilize resources like BestParking.com to discover monthly rates and available parking spaces in your vicinity. Alternatively, you can explore options by using Google Maps and contacting local parking garages.

Dealing with Lessee Defaults:

In many states, parking lease agreements are subject to minimal legal statutes, simplifying the resolution of issues arising from a lessee default. If a lessee defaults, whether due to unpaid rent or neglecting vehicle maintenance, they could potentially be considered trespassing on private property.

In such instances, a straightforward solution involves contacting a towing company to remove the lessee’s vehicle. However, it is advisable to notify the tenant beforehand by affixing a notice to their windshield outlining the offense and the consequence if the default remains unresolved.
